Morire Housing Estate: Ishi Homes’ 464-Unit Development Expands Housing Opportunities in Kwara

A major new housing development is taking shape in Kwara State as ISHI Homes Limited, founded by Otunba Dr. Olayinka Ilufoye, delivers the AbdulRahman AbdulRazaq Morire Housing Estate in Ijagbo, Oyun Local Government Area.

The 464-unit development represents a significant private-sector contribution to housing delivery in Kwara South, with the project designed to expand access to decent and affordable homes for civil servants, traders and other Nigerians.

The estate comprises 210 two-bedroom terrace apartments, 200 three-bedroom units and 54 four-bedroom terrace duplexes, providing a range of housing options for different categories of residents.

According to Dr. Ilufoye, the project is intended to help democratise home ownership, with prospective homeowners able to access the scheme through the National Housing Fund (NHF).

The name “Morire,” meaning “I have seen goodness,” reflects the developer’s stated aspiration for the estate to become a symbol of prosperity, progress and opportunity in Kwara South.

The development also highlights the role of public-private partnerships in addressing Nigeria’s housing deficit. The Kwara State Government has supported the project through land administration and regulatory processes, while the private developer has taken responsibility for delivering the residential infrastructure.

At the inauguration, Governor AbdulRahman AbdulRazaq, represented by the Commissioner for Housing and Urban Development, Dr. Segun Ogunsola, described housing as a fundamental need and commended ISHI Homes for choosing Kwara for the development.

The governor also disclosed that reforms in the state’s land administration system had reduced the processing period for a Certificate of Occupancy from 180 days to 35 days.

For ISHI Homes, Morire Estate adds to a growing portfolio of developments and reinforces the company’s ambition to participate in Nigeria’s housing delivery beyond Lagos.

For Kwara, the project offers another example of how government facilitation and private-sector investment can combine to expand housing supply and create new communities.

Morire is therefore more than a housing estate—it is a statement about the possibility of bringing structured, mortgage-accessible home ownership closer to more Nigerians.
